In 2017 the Mayor of London set up the £250million Land Fund. The aim of the funding was to acquire more development sites so he could boost housing supply. The very first of these projects was finalised in the middle of May 2018. Two thirds of St Ann’s Hospital, Haringey will now become 800 new homes, 50% of which will be affordable. There will also be an investment to redevelop NHS facilities on the remainder of the site. As a result, this will create some of the best wards in the country.

Significantly more affordable homes
The St Ann’s Hospital site was wholly owned by Barnet, Enfield and Haringey Mental Health NHS Trust. Planning permission was already in place for the surplus land. This agreement dates back to 2015 but only had provision for 470 homes. Just 14% of them would have been affordable.
The new plan is a significant improvement, with almost double the total number of homes. More importantly for first time buyers, the amount of affordable housing is up six fold.
The development of the land will be fantastic for people looking for new homes in Haringey. The site is in a great location, in between Harringay and South Tottenham. There are good local schools and plenty of amenities on the doorstep. Commuters will appreciate being close to three Overground stations as well as Seven Sisters Tube Station.
