Romford Masterplan gets the green light

Plans to shape the future development of Romford have been in the works since 2017. Last week they passed the final hurdle, getting approval from Havering Council. It could have a fantastic impact on the area in the next 16 years. We want to have a closer look here, then if you need any assistance with investment properties in Havering, you can talk to us.

The plan

The Romford Masterplan details the vision for the area. It will pave the way for new developments that benefit the local area while simultaneously protecting the character and heritage. This is crucial because the wrong type of development in an unsuitable location can do more harm than good.

There are some crucial objectives in the Masterplan. This includes:

  • Ensuring all new developments, including housing, commercial and public, enhance the look and feel of Romford and also complement the existing structures.
  • Improving public spaces so they are greener and more pedestrian friendly.
  • Creating a “vibrant, sustainable community” to attract investment and also deliver new job opportunities.
  • Make Romford into a regional hub for London as well as Essex.

Key details

Investment properties HaveringThere are several important details in the Romford Masterplan. If you have investment properties in Havering, or are thinking about investing, it is definitely worth having a look.

The most important detail is the plan gives Havering Council and developers guidance on what the area needs. Any proposals should ensure they are in line with the Masterplan. The local authority will compare them to it, and will decline planning permission for any that fail to adhere to the vision.

A major part of the plan will be changes to the River Rom. The idea is to open it up and recultivate. It will make it a much better asset for the local community.

There will be work to make it safer in the area too. This includes changes to the ring road. Notably, there is a plan to change the entrance to Romford Station. It would create a new entrance at the Brewery.

There are also several other major details, including a regeneration of the market square. The Council will ensure developers build new schools and medical centres too. There will also be careful consideration of the height of new buildings. This could have a big impact on proposals for certain investment properties in Havering, especially tower blocks.

Councillor comments

The Cabinet Member for Development and Regeneration, Cllr Graham Williamson, has high hopes for the Romford Masterplan. He described it as a “robust vision for the future of Romford”. Its adoption will “pave the way for new homes, significant investment and development projects”. These will benefit residents and the local economy, while preserving the area’s history and heritage.

Ultimately, Cllr Williamson believes the Masterplan has been developed with the interests of the community in mind. It will deliver lasting change and make Romford a great place to live, work, and visit. There was lots of support for the plans too, with 73% of responders saying they were in favour during the final public consultation period.
