The GlaxoSmithKline and Sunblest Bakery sites in Greenford, Ealing took a big step closer to redevelopment with Greystar securing full planning permission from the Council. The 20.3 acre site will become one of the largest build to rent schemes in the UK, providing 1,439 new homes for rental. On top of this will be 526 homes for sale.
The master plan for the sites is to build 1,965 homes, commercial and community space, widespread landscaping, and improvements in infrastructure. A primary school and nursery will be built on the site as well as shops, a restaurant, a supermarket, and leisure facilities. The idea is to create a community.
The build to rent properties are expected to be targeted towards different groups. There will be homes designed for young professionals, families, and older residents too. The sizes of the homes will vary to suit the needs of these groups. The diversity will create a real community feel and a visible property ladder in the area.
The development will be the second one by Greystar focused on build to rent. The first was a £230 million joint venture in 2015 that forward funded the creation of homes at 2 Millharbour. The GSK and Sunblest project will be even better, focusing on the needs of renters from the outset and building a community focused on them.
One of the key things to success with build to rent is to have the right people in place to manage properties once they are finished. This will provide sustainability and ensure that the needs of the property owners and tenants are met.
