The former Elizabeth Arden perfume factory in North Acton, Ealing could still become new homes. The site is owned by developer Essential Living. Their original plan for the site was rejected in February following concerns by councillors about the density. The proposal was for three residential towers, the largest of which would have been 25 storeys.
No more micro-flats
The initial plan included the creation of twenty micro flats. Sadly the properties would not have been in line with new floor space standards. This led to the rejection even though planning officers were in support of it.
Essential Living has come back with a new proposal. In place of the twenty flats there are ten two bedroom apartments. These are much larger properties and will therefore meet the needs of a much wider array of prospective residents. In total the new plan will see the creation of 380 homes. All of them will be available for rental.
The new plan will be before the Ealing Council’s planning committee in the middle of April. If it earns permission work could begin on the site later in the year.
An investment opportunity
The former perfume factory is a great site and has a lot of potential. Essential Living only owns part of it; Imperial College owns the other part to the north. Planning permission is already in place for this site. All of the existing properties will be demolished, making space for four new buildings. These will range in height from five storeys to eleven, creating 85 residential flats as well as 736 student bed spaces.
The whole site is one of the best investment properties Ealing has to offer. The size will support the multiple buildings. The location is ideal because it is close to North Acton town centre and numerous amenities. Commuters will appreciate the area because of the local train station and the fast connections to the city centre.
It will be interesting to see if the new proposal can secure permission. If it doesn’t the developer may consequently have to return to the drawing board.
