Hammersmith and Fulham Council last week gave approval for two new developments in the area. Work at Lillie Road and Farm Lane will create 73 new homes. The goal is to have them ready by 2025/26. Two builds
The Lillie Road project has a total cost of £25m. It will see the creation of 42 new homes. An impressive 50% of them will be affordable. The target is to have them ready for spring 2026.
The Farm Lane development is estimated to cost £18.8m. There will be 31 new homes, 16 of which will be affordable. In addition, two thirds of the properties will be family size. Construction should conclude by autumn 2025.
One thing that stands out here is the plan is for both developments to be green and sustainable. The designs will adhere to Passivhaus standards. That means they will achieve an impressive 80% reduction in emissions during the construction. Then they will have high quality insulation and minimise cold air leakages. In turn it will mean smaller operating emissions and lower energy bills.
Reversing a bad decision
A noteworthy thing about these projects is they mark a reversal in a controversial decision from 2013. At the time Fulham and Hammersmith Council sold a huge parcel of land to Capco for £105m. The aim was to allow the development of the 77 acre part of London. However, the local authority bought the land back in 2019 for the same price.
The agreement to reverse the deal was met with praise. While over £100m was a huge fee, the consensus was that it was a very cheap price for such a huge piece of land. The fact the area has the third highest land value in Britain made it even more important. Cllr Stephen Cowan even went as far as to call the original sale “the worst land deal ever done in Post-War Britain”.
Further developments
The first two developments will be a great start on using the land to create new housing. It will bring homes to a part of London that desperately needs to boost supplies. More importantly, it will bring new life to the sites. Farm Lane will be noteworthy because the current building is in a state of disrepair after almost a decade without a formal occupant.
The ultimate goal is the initial projects will lead to more developments in the future. The council will just need to secure funding for them then get approval for plans.
