In July plans for the redevelopment of the Volvo car showroom on Edgware Road, Colindale got planning permission. The project by Peter Barber Architects for Casa Bella Developments Ltd can now proceed. We want to have a closer look at it today to see what we can expect from the work. The plan
The project will replace the car showroom with 139 new homes, 10% of which will be affordable. There will be two main blocks, with the tallest reaching nine storeys.
The CGI images of what the development will look like are impressive. Planning officers’ were happy with the “strong visual interest” of the design. The careful selection of high quality materials will ensure it fits the area but also establishes its own identity.
Another impressive detail is the focus on energy efficiency. Part of this comes from the design as well as the selection of materials. Plus, there will be communal heat pumps and solar panels, making the heating efficient and sustainable.
In addition to the homes, the project will create community space. Notable here is a communal garden that will be open to residents and the public. That will be fantastic for a site that was previously commercial and inaccessible. Plus, the main block will have 50sq/m of ground floor community space.

However, as tends to be the case with projects like this, there were people for and against. In fact, there were 15 letters in support and 13 objecting to the planning application. Locals happy about work love the improvement in the streetscape and replacing the showroom. Those with objections had fears about the height and overshadowing.
Planning officers had given a recommendation that the project get approval. A planning committee meeting in the middle of July agreed with them, giving the green light.
It will be great now to see the project take shape, including demolition of the car showroom and work to build the new blocks. This is also fantastic news for the architects, marking their fourth project to get approval in Barnet. They have already completed Edgewood Mews and have permission for Moxton Street and Whitings Road, both of which are to create affordable housing.
