Redbridge Council and local residents will be very happy with the news that the Little Gearies Housing development is complete. It provides over 100 new homes. The development
The site is in Ilford, with the majority of the homes facing Cranbrook Road. There are 103 affordable homes in total. Housing is a mix of 1, 2, and 3 bedroom flats, as well as maisonettes and houses. They are all modern, high quality homes, ensuring residents have something better and more permanent than temporary accommodation.
As well as the housing, the project has made some great improvements to the site. Crucially, green and play areas are much better now, making them vital assets for residents. In addition, there have been upgrades for refuse and recycling stations.
This project was a partnership between Redbridge Council and Hills. Funding was from the Building Homes for Londoners Grant. Greater London Authority (GLA) set up the grant with £4bn to deliver new homes between 2021-2026.
Work on Little Gearies began in December 2022. The original plan was to finish the development in June 2025. However, Hills was ahead of schedule. The final keys were given to new residents earlier this month. It is a great result and shows what is possible with these developments. In fact, it should inspire more of them. Council comments
The Leader of Redbridge Council, Kam Rai, had some words on the completion of the development. The Councillor said they were “delighted to have completed the work ahead of schedule” He went on to say the new homes will be great for reducing the waiting list for housing in the area and to help prevent homelessness. Most importantly, the properties will “provide local families with long-term, affordable accommodation”.
What next?
The 103 new homes here are great for the area. They will help to contribute towards Redbridge Council’s goal to deliver 600 new affordable rental homes in the borough by the end of the year.
