Brent is a borough in North West London most famous for being the home of Wembley. It is currently undergoing a huge transformation with several regeneration projects taking place. This work has increased the popularity of the area and attracted more people to it. The result is that it has one of the largest populations of any London borough and there is high demand for housing.
Brent Council is committed to their regeneration plan and has taken steps to improve several issues in the Borough, including the availability of housing and employment or training opportunities for residents. The plan began in 2010 and many successes have already been achieved. The work is expected to continue until 2030 at the earliest.
In order to meet the needs for council and housing association properties in the area new policy changes were introduced with the Localism Act 2011. The act gave more power to local governments and communities as they are better placed to determine the needs for their area. In Brent this meant changes to who can apply including new rules on behaviour, the criteria for being in housing and the length of residency in the borough.
Steps have also been taken to improve the amount of properties that are available by giving private landlords the chance to lease homes directly with the council. There are several different ways to do this including the housing association leasing scheme (HALS), the Brent Direct Leasing scheme (BDL) and direct lettings (DL). The number of options means that landlords are free to decide which meets their criteria the most effectively.
Brent council leasing is a good option for landlords that want to make an income from their properties and have them professionally managed under a specially developed scheme. It also offers benefits because each landlord can ensure that their property is leased to the people that need housing the most.
Landlords can find out more about the various different leasing schemes that are available on the Brent Council website. If you would like additional advice Finefair would be happy to help.
