Lambeth Council is looking for a new home development partner

Lambeth Council has started a search for a development partner. The goal is to team up with them to complete a 450-home project. It will involve building across six sites over the borough. According to the local authority, at least 150 of these properties will be affordable. As a top provider of property management in Lambeth and other parts of London, we always love to see projects that will provide new housing.

This development is part of Lambeth’s New Homes Programme. It’ll be delivered via a portfolio approach and is referred to as New Homes 6. Launching back in March 2024, the goal of the programme is to supply an extra minimum of 500 new affordable houses on council land. They aim to do it by 2030.

Comments from the Council

Property management LambethThe deputy leader and cabinet member for housing, investment, and new homes at Lambeth Council, Danny Adilypour, had comments about the project. He said the borough had made excellent strides in unlocking various housing developments since the launch of the project. As the temporary accommodation crisis carries on though, they must act more urgently. They must do it in the most efficient ways to help supply more housing.

At present, 5,000 households are in regularly sub-standard temporary accommodation. Also, more than 40,000 individuals are on Lambeth’s waiting list. So there is work to do.

A partnership is the right solution

Prospective development partners need to ensure they can supply more than 450 houses over the initial sites. Of these homes, at least 35% need to be affordable. The 150 affordable houses have to start on site by 2030, with a minimum of 70% for social rent. In addition, the designs need to be high quality and sustainable. Together with working alongside the government to find housing crisis solutions, the council knows that the right partnership with an industry expert will help in other areas. Crucially, it will assist them with delivering more new affordable properties at pace. They’ve already begun implementing measures on other projects to accelerate delivery.

The partnership offer is going to be advertised via the UK government’s find a tender service portal. It’ll be advertised from today (6th January). The expectation is it will be complete in 10 to 12 months.

During 2022, the council made the choice to shut down Homes for Lambeth. This was its wholly owned house building company. The reason for the move was reviews that were critical of its “very poor delivery”. The hope is that the new arrangement will be much more successful in its place.
