London is one of the best cities in the world for university students. It has a massive array of institutions covering almost every speciality you can imagine. In addition, there are all sorts of amenities to enjoy all across the city. Hammersmith could become an even better student location in the future too if new plans get approval. We want to have a closer look here, then you can speak to us if you need property management in Hammersmith and Fulham.
The plan
Royal London, the pensions and investment specialist, is proposing a project to replace a vacant office building. The property is at 2 Queen Caroline Street, neighbouring the Irish Cultural Centre. It is just a short walk from the local station, so it is a really good area for a residential development.
In place of the offices, Royal London wants to create a new 14 storey block of student accommodation. It would have 179 rooms in total. Interestingly, 35% would be affordable. Even better, there would be 10% accessible rooms. As a result, it should appeal to a wide range of students.
Imperial College London has already said they will provide “in-principle support” for the student accommodation. They have significant campuses nearby, including Charing Cross, so the rooms could be very popular with their students.
The plans would also create community space on the ground floor. Currently, the idea is for a library and a cafe. This would add significant value for the local area. It could inspire other investors too. If you do get inspiration and then want help with property management in Hammersmith and Fulham, you can rely on us.
The benefits
There is a really interesting positive element with these proposals. The new building will give students high quality homes in a sustainable property. At the same time, the belief is it will help to free up houses in the area that are currently student homes. This would actually help to provide more housing for other people in the area too.
The planning statement says the design of the cutting edge new building will “leave a lasting legacy of excellence”. This is because it will create student housing that will “support future generations of students”.
Senior Development Manager, Joseph Kane, was very positive about the proposals. He said the project would “breathe new life into the area”.
It will be interesting to see whether the project does get planning permission. Hammersmith and Fulham Council will have to decide if it meets their requirements.
