Redeveloping the Master Brewer site
London is home to a number of interesting Brownfield sites. Redeveloping all of them could lead to the creation of a huge number of new homes and amenities. However, some projects encounter difficulties and struggle to move forward. This can leave the site empty for a long time.
One of the longest running redevelopment sagas involves the Master Brewer site in Hillingdon. It was originally home to a hotel and pub. However, in 1993 there was an initial application to clear the site and build a new supermarket. This first proposal was refused but several more followed, including in 1994 and 1997. Both were also not successful.
In 2004 there was an interesting application for the site to create a huge new supermarket, hundreds of parking spaces, and 220 new homes. Once again though, the proposal did not move forward. Again there were more proposals to follow, including in 2005, 2011, 2012, and 2014.
By 2017 the idea to build a new supermarket was dead. Tesco made the decision to sell the site to a housing developer instead. The new owner subsequently had proposals to develop the site to create hundreds of new homes. However, once again there was opposition. This time the concerns were about the height of the buildings with proposals for blocks up to 11 storeys.
Calling in
The most recent application for the site was also rejected by Hillingdon Council. However, the Mayor of London Sadiq Khan made use of his powers to overturn the judgement and grant permission. This was a positive move for the site but there were still some concerns. The worry was that the secretary of state would call for a review. However, this did not happen and the project can now move forward.
As you can see this is a development saga that has been ongoing for decades. The site itself has been vacant for almost ten years following demolition of the hotel and pub in 2012. Now the redevelopment can continue, creating 514 new homes.
