When Crossrail was announced investors started looking at areas along the route where they could invest in properties and stand a great chance of making a healthy return. Transport links can add some of the highest premiums to homes so this was a sound strategy. The anticipated rise in prices has occurred in many areas but there are others that retain plenty of potential.
Hanwell is one area that is definitely worth a look if you are thinking of investing. It hasn’t become the hotspot that other areas due to get new stations have because it doesn’t have a Tube link. Neighbouring Ealing got most of the attention because it has three stations on the Piccadilly Line.
Although lacking a Tube station, Hanwell (W7) has good railway connections to the centre of the city to the east and Heathrow to the west. It will benefit from Crossrail too with a new station in 2018.
Beyond transport links Hanwell has plenty to offer, including a cafe culture that has given rise to numerous independent businesses. The area is commonly referred to as a village and definitely has the atmosphere to prove it with plenty of greenery. Residents love the walks along the Grand Union Canal and there are large parks to the north and south of the area.
There is a good mix of properties on offer in Hanwell including terraces from the Victorian and Edwardian eras and new developments mixed in. Over the past year prices have risen to over the £500,000 mark for the first time but there is still plenty of value to be had, especially in comparison to Ealing and Central London. Some new developments are even available for shared ownership.
