In November, Landsec U+I gave the first look at their plans to redevelop Lewisham Shopping Centre. They have planning documents with CGI images of the site and detailed plans of the first phase. The expectation is the Council will consider them at the start of 2025 and make a decision. Before that happens, we want to have a closer look at the proposals. Then, if you want to find out how we offer some of the most impressive services of any lettings agent in Lewisham, you can speak to us.
Demolition and regeneration
The shopping centre in Lewisham dates back to the 1970s. It was particularly popular in the 90s, sitting at the heart of the town centre. However, it has had a tougher time since then with the big changes in retail and high streets across the UK struggling. So, there have been ideas to regenerate it and the wider area since 2021.
Landsec U+I is proposing a massive £1.3bn redevelopment. It will demolish the shopping centre, replacing it with new housing, shops, cultural space, and a wild meadow. There would also be changes for several other buildings, including the old Citibank Tower. This would be a massive transformation of the area.
Interestingly, the proposals will deliver a mix of housing. There will be over 1,700 homes in different buildings, 445 co-living spaces in a new block, and two towers with 630 student flats. It will create a fantastic, dynamic community in the centre of Lewisham. Some of the properties will be really attractive to investors. We’ll be happy to offer solutions if anybody needs a lettings agent in Lewisham.
Greenery
One of the most interesting pieces of the proposal is the creation of more greenery. The shopping centre will go, with new shops and commercial space replacing it. However, they will be beneath a series of tiered green spaces, including a meadow with 300 trees.
Creating new green public space right in the centre of Lewisham will be wonderful. It’ll be massive for the local community, giving them a place to meet and spend time outdoors. Families in particular will benefit because there will be a new playground for children.
Comments from the developer
Landsec U+I said this is a “once in a generation opportunity”. It has the potential to improve the lives of people who live locally and in the wider borough. Additionally, it could boost the local economy by a massive £160m.
Most importantly, Landsec U+I said they have been focusing on what people want from the regeneration. Their goal has always been to deliver what matters to them. That is why they are delivering better housing, more green space, amenities for music and culture, and more. They want the area to be somewhere people feel welcome and safe.
Choose a different lettings agent in Lewisham
It will be great to see if the masterplan and first phase gets planning permission in 2025. If that happens, it could be a very bright future for this part of Lewisham. However, there is also a chance that the council refuses to allow the project. In that case, it could go back to the drawing board.
