British Land has a massive £1.3bn plan to enhance logistics facilities across London. These plans took a big step forward last month when a proposal for Enfield got approval. A new hub
The property developer will create a brand new modern logistics facility at Heritage House in Enfield. The site is near the M25’s Junction 25, so there will be fantastic accessibility for vehicles.
British Land chose Harris Partnership to design the building. It will be on multiple levels, creating 435,000 square feet of space. Impressively, there will be service yards for HGVs on both the ground and first levels.
Sustainability
Another interesting thing about the proposal is the building will be highly sustainable. The developer had impressive goals here, including an Excellent BREEAM rating and an A EPC rating.
To achieve this, the design structure will utilise air source heat pumps and the roof will be full of solar PV panels. The technologies will offset a huge 80% of the carbon emissions.
The impact
This is one of the most interesting recent examples of large scale projects getting approval in the area. It showcases that there is a lot of potential for investment properties in Enfield.
The major impact of the logistics hub is it will create more jobs. Plus, it will help to enhance the local economy. If that wasn’t all, it will also provide more rapid delivery services for locals.
Other plans
The Enfield project is just one that British Land has in its pipeline. Another for The Box in Paddington Central got approval earlier in the year. The 121,000 square foot facility will be built on a former Crossrail site. It will be a micro-hub that will serve Westminster.
A third project will be in Finsbury Square, Central London. The developer completed a deal for a car park here in 2021 for £20m. They are now tasking Harris Partnership with drawing up plans for the site so they can move forward with the development.
Other hubs could also be built on three more sites in the capital. Two of them are off Old Kent Road in South East London. The final one is in Wembley.
Incredibly, British Land has already done planning applications for projects that will create 1.6m square feet of logistics space in urban areas. The other projects will add even more to this.
