A headline redevelopment for Sutton town centre

London is a hotbed for redevelopments. They are necessary to regenerate old buildings and provide new housing and amenities in the city. Projects can be incredibly dynamic and show just how much creativity there is in the construction sector here. As one of the most passionate names for property investment Sutton has, we want to take a look at a new project for the area. It could set a new standard for redevelopment.

What is the idea?

Property investment SuttonAmro Partners has plans to completely transform a 1970s office building in Sutton town centre. The property, Quadrant House, is currently the home of LexisNexis Risk Solutions Group, but sadly has plenty of vacant offices too. As a result, it is a great opportunity to change it into housing.

The property investment and development company recently chose to acquire Quadrant House and their plan is to change the 200,000 sq ft building into rental homes. In total there will be 450 new units. The redevelopment will also provide new amenities for residents to share, including co-working space, a wellness centre, and roof terraces.

The goal is for work on the property to begin early in 2024. The schedule then expects completion ready to open in 2026.

What makes the project so unique?

The thing that makes this one of the most interesting examples of property investment Sutton has seen recently is the focus on making it sustainable. The aim is to deliver significant embodied carbon savings on the project. To do that, they will retain the existing structure and extend it. It is a far better option than demolition.

The plans could create one of the most sustainable residential properties in the whole of the UK. It will target an Outstanding BREEAM rating, Fitwel 3*, and more. This will make it an incredibly energy efficient property. The idea is to ensure the project is in line with Amro Partner’s goal to be net zero carbon.

Transforming a crucial location

The project could be incredibly beneficial for this part of Sutton. It is in the area known as the Station Gateway because it is a stone’s throw from the train station. The site is therefore very central and close to a number of great amenities. Such a large number of new homes and residents could be excellent news for the local economy.

Young professionals and families could be particularly drawn to the new homes. The first will appreciate being so central and the ability to commute easily. Direct trains into Central London can take from around 32 minutes. The latter will enjoy the fact there are schools, parks, and other amenities nearby.
