Brent Council has a reputation as one of the toughest local authorities in London when it comes to pursuing and punishing rogue landlords. They enforce two licensing schemes in areas across the Borough. Failing to adhere to these can result in big fines. In fact, to date they have issued over £100,000 in fines.
The local authority was involved in a landmark case against a rogue landlord at the end of March. This was the first time the Proceeds of Crime Act (POCA) was used. This came because local landlords had breached the conditions of the selective licensing.
A cramped, poorly maintained property
The property in question was a four bedroom home in Wembley, Brent. The property was being used to house 31 tenants, including a woman living in a wooden lean-to shack beside the home. Consequently, this was a huge violation of the license requirements.
With POCA the landlords and an agent who collected £112,000 in rent from the tenants may have to pay back all of the money they made. A confiscation order and bills to repair the property could also be issued.
The landmark case shows that Brent Council has a zero toleration policy for rogue landlords. The authority is willing to use all of the powers available to them to protect tenants. In addition, they will work to punish landlords and agents who don’t comply with the rules.
