House price rises make Hillingdon an attractive investment

The latest Land Registry figures show that the west London borough of Hillingdon has recorded the most substantial house price growth across the capital over the last twelve months. The average house prices have risen by 14.6% in the borough, and it is attracting renters and investors from all over the city.

The house price hikes in Hillingdon have been driven by increased consumer demand. The borough is one of many experiencing the Crossrail effect. The 73 mile railway line will provide Hillingdon with two stations along the high speed call route and significantly reduce journey times into the centre of London from Harlington, Hayes and West Drayton, the districts that Hillingdon was formed from. It is the second largest of all the 32 London boroughs, and is home to Brunel University, Heathrow Airport and the headquarters of British Airways.

There are over 200 maintained green spaces in Hillingdon which collectively cover around 1,800 acres. A large proportion of the area is within the Metropolitan Green Belt and its open spaces vary in size. The north of the borough offers the Coine Valley Regional Park situated close to the River Coine with smaller gardens and parks including the Norman Leddy Memorial Gardens located in the south of the borough. The Grand Union Canal passes through certain parts of the area and Denham Lock Wood and Frays Farm can be found close by. They are Sites of Special Scientific Interest that are managed by the London Wildlife Trust.

Hillingdon has a selection of theatres and a wide range of children’s recreational centres. The economy of the area ranks 5th among the capital’s boroughs and 14th out of 408 local UK area districts. The area offers many convenient transport links including several London bus routes and National Rail and London Underground stations.

The rise in demand for suitable rental accommodation in Hillingdon is representative of the growing numbers of renters in London.
