Harrow Council and Wates Residential have an interesting partnership that aims to redevelop key sites in the borough. The goal is to deliver new housing and growth in the Opportunity Area. Byron Quarter
The plans are for the site of a former driving school next to the leisure centre bordering Byron Recreation Ground. It has been vacant for two decades, so it would benefit the area to bring it back to life. The council owns the land and earmarked it as one of the sites that could be redeveloped to create new housing.
The headline figure here is the redevelopment will create 149 new homes. Of these, 71 will be three bedroom family size houses. As a result, the project will create a vibrant neighbourhood.
An interesting aspect of the design is the placement of the houses. Two and three storey properties will be along the boundary of the site. At the heart of the development will be green open space. The layout will ensure privacy while allowing the community to come together outside.
The plans have taken shape following several rounds of consultations with residents and redesigns. A big call here was for the development to be low rise. Councillor Marilyn Ashton, the Deputy Leader and Cabinet Member for Planning and Regeneration, had some positive comments about the plans. She said the submission is an “exciting milestone”. The project will provide high quality affordable homes as well as open green spaces where people want to live.
The Development Director at Wates, Leigh Johnson, also had comments too. She said they are delighted with the submission of the plans. They strongly believe the project will “improve the quality of life for local people and families”. Additionally, she said they would like to thank the local community for the feedback and helping to shape the plans.
What next?
The plans have been submitted to Harrow Council to make a decision. If they give a green light, work could begin in summer 2025. With that timeline, the first residents could move in to homes the following autumn.
This is not the only project for the partnership too. Another redevelopment, this time of the old Civic Centre, is also progressing. It will be known as Poets Corner. The current plan would create 1,100 new homes, as well as green space and a community square.
