Could we see big changes to Regent Street?

London has plenty of fantastic locations, from picturesque parks to bustling markets and urban spaces. It is a centre for business, education, art, and much more. However, the needs and behaviour of locals and visitors can change massively. That means spaces often need to evolve too. We want to look at plans for this today for iconic pieces of the West End. The plan

Property management City of WestminsterWestminster City Council is currently in the process of exploring the transformation of the public realm in Regent Street, Piccadilly Circus, and Haymarket. They are working in harmony with the Crown Estate to develop the busy part of the city.

Regent Street itself has a fantastic history. It dates back 200 years, when architect John Nash designed it to be a useful connection between Regent’s Park and St. James’ Park. A hundred years later, there was a project to enhance the buildings to create the iconic street. Now, after another century, there is the idea to revitalise the public realm.

The idea is to create a green link between the two parks. It will make the areas more vibrant, inclusive, and sustainable. The work could support a range of new activities too. At the same time, it will help to address major issues like climate change.

The next step

The Council and Crown Estate have been working on the project for a while now. They are treating it as a once in a lifetime opportunity. It could have a much wider impact too, affecting property management in the City of Westminster in the areas and more.

To begin, there was months of engagement from July to October 2023. The goal here was to learn as much as possible about what people like and dislike about the area, as well as what they would like to see in the future. There were three crucial findings. Firstly, people want the pedestrian experience to be the priority. Second, they want to preserve the heritage of the area. Finally, they want the area to be greener and involve more nature elements.

There will now be even more engagement activities to get more views. In addition, they will trial some ideas to see the impact they have and shape the design process.

Notably, in June Westminster City Council and the Crown Estate announced they would invite designers to submit proposals. They had an open tender process so anyone with an interest could register. The key requirements here were designers had to have proven expertise with developing high profile urban settings. They also had to have experience with nature-based solutions, inclusivity, and ensuring spaces would be adaptable. The tender was open until 2nd August.

It will be interesting to see what happens next. A design partner could be chosen to take on the project or the council could decide to continue working on the plans. In either case, we can look forward to a better public realm in Regent’s Street, Haymarket, and Piccadilly Circus in the future.
