Approval for Bromley-by-Bow Gasworks redevelopment

The Bromley-by-Bow Gasworks will soon get a new lease of life after being given planning permission for a redevelopment. Berkeley Group can now proceed with their plans for the site. Opening up the site

Lettings agent NewhamThe Bromley-by-Bow Gasworks date back to the 1870s. It was built by the Imperial Gas and Light Coke Company so they could compete with their major competitor. At the height of its life the site was a massive 170 acres.

For decades the site was an important one for the production and storage of gas. It served homes and businesses in the area, firstly supplying for gas lighting before expanding to cater for heating and cooking too. Sadly, the gasworks would close in 1976. The site was still in partial use until 2010 though. Gas was stored in the seven massive Victorian gasholders.

At the start of the decade Berkeley Homes began looking at plans to redevelop the site. Their plan was to open it up for the first time in over 150 years. The project would create new housing as well as a number of other amenities. They submitted their plans in Autumn 2023. At the start of the month (July 2024), they successfully got permission from Newham Council.

The plans

The headline figure is the redevelopment of the 23 acre site will create 2,200 new homes. They will be a mix of affordable housing and properties for private sale. Crucially, the homes will be low carbon so they are sustainable.

A wonderful detail here is the project will retain all seven of the gasholders as well as structures from the former gasworks. The former have legal heritage protection, with Historic England working to preserve them because of their historical and architectural value.

As well as new homes, the redevelopment will feature many other useful spaces. For example, there will be shops, cafes, and offices. There will be new community space too. Plus, an impressive 70% of the land will become open public space.

What next?

With planning permission in place, the plan is for work to begin next year. Like many projects, it will proceed in phases. However, the majority of the affordable housing will come in the latter ones. This will allow the costly process to retain the gasholders.
