The redevelopment of Earl’s Court is one of the hottest topics and most ambitious projects in West London. However, there have been many changes to the plans in the last decade. An iconic site
The site in question is the massive 16ha plot that was formerly home to the Exhibition Centre. The previous building was one of the largest events venues in London. It was a major landmark thanks to the 1930s art moderne design (a subset of Art Deco). More importantly, it was the host to countless exhibitions and shows for many decades.
However, falling attendances changed the fortunes of the building. It soon became the focus of redevelopment proposals. In 2010 owner Capco began floating the idea to create 8,000 flats, retail space, and other amenities on the site. Plans got approval in 2013. The Exhibition Centre was subsequently demolished between 2014 and 2017, despite strong opposition.
Since then it has been up and down for the project. Capco had financial struggles and could not progress the work, leaving the site still derelict to this day. At one point the local council had plans to buy the land back to redevelop. However, it is now owned by Delancey and APG. They have been bringing forward redevelopment plans for the last few years.
Newest plans
The latest plans are a rejig of the ones from February 2023. It is worth looking at them, especially if you are an investor or a lettings agent in Hammersmith and Fulham or Kensington.
The first thing to note is they scale back the number of new homes from 4,500 to 4,000. This is happening largely because the height of several of the proposed buildings has been lowered. The previous plan was for nine towers, four that would have been over 31 storeys tall. However, now only one tower would be this tall, topping out at 42 storeys.
Developer ECDC chose to rework the plans after reviewing all the feedback they received on releasing them in February. They will now provide the smaller number of homes as well as 230,000 sq/m of workspace and an additional 18,500 sq/m for commercial and cultural use. The plan will also create a new 600 seat venue, preserving the original use of the site.
The most interesting part of the plan is that 60% of the land will be open spaces, including gardens and an urban park. The idea is to have this “unbuilt” space for locals and visitors to enjoy.
ECDC is planning to submit a planning application in the middle of 2024 for the first phase. If it gets approval, work could begin on building the initial 1,000 homes as well as cultural and commercial buildings. Then, if all goes smoothly, other phases could get permission. Ultimately, the goal is for the full site to be redeveloped by 2041.
