Plans submitted to Enfield Council in June fall into this category. The project in question is to redevelop the land currently home to the Aquatic Plant Company in Crews Hill. If they get approval it will see the creation of 58 affordable homes, five live-work units, and office space.

The project would involve the demolition of some properties on the site. At the moment there is a mix of homes, offices, sheds for storage and distribution, and glasshouses. The office building would remain and receive a renovation.

Green Belt

However, the site itself is Brownfield as it is already in use. So, it should be able to undergo redevelopment. There are exemptions from the normal planning policy to allow this. It can give opportunities to create some of the most interesting investment properties Enfield has to offer.

But, even then, there are still restrictions in place. Most notable is the fact that a new development can’t have a greater impact on the area than the current one. That means no building a huge skyscraper on a rural site that only has low lying structures. There must also be no impact on the openness or wider landscape character.

Designations

It is also interesting to note the different designations here. The Crews Hill site was in the strategic housing and land availability assessment from Enfield Council in 2020. At the time it was named as being “potentially developable”. But, it is not in the areas for possible Green Belt land release in the draft Local Plan.

So, it remains to be seen whether the project will get permission. The proposals have been validated but there has yet to be a ruling on whether they get approval. If they do, it could be great news for people looking for homes in this part of the city.
