Property sales in London

Council leasing CamdenNew data shows just how much the residential property market in London has come to life in the past year. According to the figures, the total value of sales was an incredible £56.2billion. That is a huge amount of money to change hands.

If the sheer value of properties being sold is impressive enough, the actual number of deals is even more surprising. In total there were over 85,000 sales. These were from all over the capital, including popular inner Boroughs as well as new hotspots in the suburbs.

Top areas for sales

If you look at the figure area by area, you can see where the most money has been spent in the capital over the past year. While the differences in property values will skew the results, it is still interesting to see where the highest totals are.

At the top of the list is the City of Westminster. The total value of residential sales here is an impressive £3.74billion. The borough has some of the most valuable properties in the capital, but it is great to see that people are still buying here, even with the situation with coronavirus.

Two areas share the next spot on the list with £3.57billion of total sales. These locations are the popular Wandsworth and its prime neighbour from over the river, Kensington and Chelsea.

A number of other areas in Inner London also had really high total sales in the period. This includes Boroughs such as Lambeth, Camden, and Hammersmith and Fulham. Their totals were £2.4billion, £2.1billion, and £2billion respectively.

While Outer London Boroughs did not break the £3billion mark, several of them had really high sales totals. Barnet was the best performer with total sales of £2.6billion. It is a really popular part of North London at the moment, especially with people looking for more green space.

Other top areas in Outer London include Bromley (£2.5billion), Richmond (£2.4billion), and Croydon (£1.9billion). Most impressively, the high values in all of these suburban boroughs reflect more sales than in Inner London.

The City struggles

Letting to Councils City of LondonThe worst performer for residential sales in the period not surprisingly was the City of London. The total here was just £150million. There are several reasons for the dismal showing.

Most important is the fact that this was an area where there was an exodus of local residents because of coronavirus. Many of them chose to move away from the city centre in search of larger homes and more greenery.

In addition, the City has the smallest residential market in terms of volume. This means it would take a huge amount of effort to get close to other areas that have far more homes.
